Rock View Guest House

Three en-suite rooms, and that is the entire property: a small bed and breakfast in central Portree looking over the bay, with a cooked Scottish breakfast included and off-street parking. Three rooms is the fact that should drive your planning โ€” a house this size fills on the strength of a handful of bookings, so it wants deciding early rather than comparing for a fortnight. We list it because a place of this scale is a genuinely different night from a nineteen-room hotel, not because anybody scored it.

Best for: Couples who plan early and prefer a small house to a hotel corridor.

Central Portree, walking distance from Portree Square. Nothing is picked up on Skye, so this is a base for the island rather than for a departure.

Good to know
  • No tour in our selection starts on Skye. Six of the eight leave from Edinburgh and two are day trips out of Inverness, so a room in Portree is for the island itself, or for a trip you drive yourself.
  • Arriving without a car takes a while. Scottish Citylink service 917 runs from Inverness bus station to Portree Square in 3h12โ€“3h20, four times a day in summer (06:10, 08:30, 13:15 and 17:45; timetable valid 6 June โ€“ 18 September 2026), via Loch Ness, Dornie, Kyle of Lochalsh and the Skye Bridge. From Glasgow the fastest connection is 6h25. There is no direct coach from Edinburgh.
  • Skye is wet, and high season is not the dry part of the year. The Met Office station at Prabost, near Portree, averages 1,769.05 mm of rain a year against 755.02 mm at Inverness, and August averages 124.89 mm against 90.10 mm in May (1991โ€“2020 averages). An overcast day here is the statistical norm, not bad luck.
